Sunshine Coast Airport PDA adopted and in effect.

On Friday 27 September 2024, Economic Development Queensland (EDQ) approved the Development Scheme for the Sunshine Coast Airport Priority Development Area (PDA).

The purpose of the PDA is to support the growth and expansion of the Sunshine Coast Airport and provide for various land uses and activities that complement and support the functions of the Airport.

Hotels, retail/shops, cafés, bars, limited-line supermarket, showroom, and service station are just some of the nominated land uses that could be built within particular precincts of the new PDA.

The Sunshine Coast Airport PDA identifies six (6) airport precincts.

Development in “Precinct 2” (blue) and “Precinct 5” (apricot) is proposed for mixed-use activity with future development to be up to 10 storeys (generally) and where not impairing or obstructing operational airspace. For these precincts the scheme identifies a maximum gross floor area (GFA) and scale for individual uses as well as a total threshold for the PDA for some uses.

For short-term accommodation, the scheme allows for one overnight airport hotel to have up to 250 rooms, and for one tourist hotel to have up to 300 rooms.

Retail (including shop, food & drink outlet, supermarket, showroom) would be capped at 6,000m2 for the PDA area (excluding retail within the Airport terminal) with commercial office permitted a maximum 5,000m2.

Precincts 1 and 3 are focused on aviation and airport operations whilst Precincts 4 and 6 are relevant to environmental conservation efforts.

Preferred Land Uses

Precinct 2: Gateway

  • Air service
  • Aviation facilities
  • The following uses where they support the function of the airport and needs of airport users:
    • short-term accommodation.
    • a range of retail and commercial uses, including: food and drink outlet, limited-line supermarket, bar, shop, office, health care services, hotel, indoor sport and recreation, day care facility.
    • industrial uses: including low-impact industry, research and technology industry, service industry, warehouse.
    • showroom; and
    • service station.

Precinct 5: Airport North

Incorporates two sub-precincts, sub-precinct 5A and sub-precinct 5B, with preferred land uses being:

Sub-precinct A:

  • Low-impact industry
  • research and technology industry
  • service industry
  • office
  • indoor sport and recreation
  • tourist activity
  • warehouse; and
  • showroom.

Sub-precinct B:

  • short-term accommodation
  • food and drink outlet
  • shop; and
  • office.

Assessable benchmarks are provided for each precinct and use, however for the majority of uses listed within, a PDA development permit is required.

Any application within the Sunshine Coast Airport PDA is assessable by EDQ, rather than by Council, however any application must also obtain Council consent as the registered landowner.
